A: Yes — foreigners have the same property ownership rights as Guatemalan citizens across most of the country. There are some restrictions on land within a few kilometers of international borders, but those rarely affect our coverage areas (Antigua, Lake Atitlán, Pacific Coast). Since opening Century 21 Antigua Fine Homes in 2008, we’ve helped clients from over 20 countries close on properties here.
A: All of them. Our inventory ranges from sub-$100K colonial fixer-uppers and lake-view lots through multi-million-dollar estates and coffee fincas. A first-time foreign buyer stretching their savings gets the same level of service as a portfolio investor — we don’t filter clients by budget.

If you’re looking somewhere we don’t cover, we’ll tell you honestly and connect you with a brokerage that does.
A: Absolutely. We offer live walk-throughs via WhatsApp video call or Zoom for any of our active listings — usually with same-day or next-day scheduling. Each listing on our site also has an extensive photo gallery and detailed property description. Many of our foreign clients narrow their final selection remotely before ever booking a flight.
A: No — and we say no honestly. Property management is a specialty of its own, and we’d rather refer you to trusted local managers we’ve worked with for years than offer a half-built service. When you buy a property through us, we’re happy to introduce you to two or three vetted property management companies for short-term rentals, long-term rentals, or absentee-owner oversight. Pick whichever fits your needs.
